The PROCESS of selling Real Estate. Chapter 1 Tony and Tina's house

Boom!  You see a for sale sign pop up in your neighbor's yard.  We will call them Tony and Tina...after the wedding, they bought a house next door to YOU!  Within minutes, people are crawling all over that property like ants on a donut.  For four days you see nothing but eager buyers and their even-more-eager agents walking inside, outside, all around that property.  Then just as quick, the madness stops.  No more people, no more agents, just crickets...  What happened?  Did all buyers in Rochester see the house and not like it?  The for sale sign is still up, there is no sold sign..."I can't believe it didn't sell", you say to yourself.  Ah, ah, ah, not so fast.  Tony and Tina are in the PROCESS of selling their house.  Let me explain.  

The home buying process is just that...a process.  It takes a while.  The feeding frenzy you saw at your neighbor's house is a whirlwind. Short, quick, crazy.  During those four days, the serious buyers came to see the house, then went back to their agent's office to write up an offer.  In todays market, there were probably many offers (...see future blog about multiple offers...).  Once the offer is accepted, the PROCESS (there is that word again) begins.  In a few months you will see the sign come down, take muffins over to your new neighbor and go on with your life.  Indeed, the home may not be officially sold, but it's no longer available.  What's the difference???  Read my next blog to find out what the selling process is and why it seems to take Tony and Tina so long to sell their house, when in fact, it was gone in a matter of days.
